Finish restoration needs separate authorization
Discuss who approves investigative openings and who selects the restoration scope. A stain shows where water appeared, not necessarily its origin.
Finish choices should follow the source finding
An owner may approve source investigation while reserving decisions about the wall or ceiling finish. Make that distinction before an opening is proposed. A visible mark does not establish a pipe source, and a cosmetic repair alone cannot be presented as evidence that an unresolved moisture path has been corrected.
Assign each approval to the right person
Ask who approves the investigative opening, confirmed pipe work and subsequent finish scope. If different people select or arrange restoration, ensure the findings reach them. The agreement should state what the source assessment established and what remains uncertain, so decoration is not scheduled on an assumed diagnosis.
Locate the leak before repairing finishes
Ask for the source findings before treating a finish-only repair as resolution of the leak. Detection, pipe work and restoration can need separate authorizations.
